don't use stock Proton. use GE-Proton. Enable UMU
you may need to check the box for disable umu and uncheck it

update GE-Proton to -latest (9-25), you put the environment variable in the wrong place
launcher arguments go after the launch command while environment variables go before. use the environment variable section in Heroic's game settings
